A Brownfield Rehabilitation Grant is going before council that could reshape part of west Windsor.
Brownfield sites have been contaminated by industrial use and must be cleared before they can be redeveloped.
A new six storey 148-unit residential building and commercial space at a 1200 University W. will cost $35-million. However, more than 2,200 cubic metres of contaminated industrial soil need to be removed.
The Development and Standing Heritage Committee approved more than $3-million in grants last month to help pay for that cleanup and now council has to give its stamp of approval.
"It plays a key role in the development of the street and also addresses the housing need that we have with housing development being proposed as well," says Ward 2 Councillor Fabio Costante. who sees the project as a catalyst for change. "It's been a long time in the making and I'm excited to see further interest and applications on some of the EOI's [Expressions of Interests] that we've narrowed down for the other side of University Avenue West as well."
With a redesign of University Avenue West in the near future; Costante says new developments are just what the stretch of road needs.
"A whole new design of active transportation, sidewalks, bike lanes, roads for traffic and in the community improvement plan we'll hopefully encourage more residential and commercial development along the strip," added Costante.
Windsor's city council gets underway at 6pm at city hall.
