It’s being called a major milestone in the city’s “Housing Solutions Made for Windsor” (HSMFW) initiative.
A groundbreaking ceremony was held Monday morning for “Pelissier Park.”
The $16.8 million project was first announced in March and will include 48 residential units at the city’s former Municipal Parking Lot 15 just north of 711 Pelissier Street, not far from Wyandotte Street.
The project is being led by Pelissier Park Ltd., a partnership between BK Cornerstone Design Build, Philip Fernandes Designs, and Reality ONE Group Iconic.
Chris MacLeod is part of Pelissier Park Ltd. and is also co-owner of Reality ONE Group Iconic.
He says the project was announced just a few months ago.
“Through incredible collaboration with the city and with city staff to move through the zoning bylaw amendment, through site plan control and building permit process has just happened at light speed, and so I can’t say enough about how great the city has been to work with on this project,” he says.
MacLeod says the units will all be rental units.
“We have all of the buildings sold to the owners who will then rent them,” says MacLeod. “Our team will be taking care of lease-up. We expect to start marketing the rentals probably towards the end of the year as we look to finish the first of the buildings.”
He says they’re looking to welcome renters early in the new year.
“What you’ll see happen here is you’re going to see the entire site get stripped,” he says. “You’re going to see all of the foundations; all of the servings all go in at once at the beginning, and then we’ll start at the north end of the project framing, and so then we’ll be able to frame a building of 12 units, get it closed in, and then be working on interior finish through the ugliest part of winter.”
It’s the first development under the city’s ‘Housing Solutions Made for Windsor’ to break ground.
In total, the housing development includes 32 two-bedroom townhome suites with single-car garages, eight accessible one-bedroom suites, and eight affordable one-bedroom suites.
