The for sale sign is up at a popular Windsor restaurant.
The Penalty Box at the corner of Walker and Tecumseh Road hit the market on Thursday.
The restaurant which is known for its chicken delights has been operating for 25 years.
Owner Van Niforos says he's not ready to retire but instead looking for someone to take over the restaurant and expand.
He says he's looking for a serious business partner.
"I have two choices here, either I retire or I expand and I'm not even close to retiring so we need to expand so that's what the plan is," says Niforos.

He adds the business is listed for $2-million.
"The price tag is not the important thing," says Niforos. "It's the right operators and what we're looking for and then from there we'll deal with it."
The listing calls it an "Iconic Windsor area restaurant."
It also states the restaurant seats 190 people and the building, land, equipment as well as the Penalty Box name are all being offered in the sale.
The listing says it's a pure turnkey takeover for the right operators.
Interested buyers have until November 29th to submit an offer.
