A $45-million project in an area near downtown Windsor is still alive after being granted a key approval.
Rob Piroli of Piroli Construction is looking to build a six-floor, 160 unit residential building in the area of Wyandotte St. W and Crawford Ave.
On Monday, council approved tweaking the boundaries of its Downtown Community Improvement Project program to include the land for the proposed project.
Piroli says without the grants from the CIP, the project would not be financially viable and wouldn't happen.
He says this type of project is well within the firm's wheelhouse. "We've done them in the past, we just completed a $120-million, three-phase development in Leamington and this one is very similar. Looking forward to this one and hopefully a few more," says Piroli.

The goal is to have construction begin in the spring of 2019.
The area at Wyandotte St. W and Crawford Ave. has been vacant since the late 1980's.
The Downtown CIP currently has an uncommitted balance of $276,127 after council approved and committed grants of $447,873 through the program in its first year.
